Atlanta tries again to fill an empty rooftop space where neighbors want a micro food hall, Time Out Market Union Square loses another vendor, a Florida dining collective sells, and Bowen Yard West names its first tenants.

    Atlanta takes another run at filling the empty Grant Park Gateway rooftop space

    Atlanta’s Department of Procurement scheduled an Oct. 2 pre-solicitation conference for the Grant Park Gateway Rooftop Food and Beverage Commercial Enterprise, a finished space of more than 7,000 square feet next to Zoo Atlanta that has sat empty for about six years, Urbanize Atlanta reported. A 2023 request for proposals drew no takers, a 2024 pick, Savi Provisions, pulled out, and a micro food hall plan from Terminus Commercial Real Estate Partners was endorsed and then dropped. In a neighborhood survey with about 750 responses, a micro food hall was one of the top three requests, and the city’s questionnaire asks potential operators about lease rates, profit-sharing leases and tenant improvements.

    Why it matters It’s an open city-owned opportunity where a small food hall is one of the uses neighbors asked for, and past attempts show how hard the terms have been to make work.

    Kebabwala closes its stall at the year-old Time Out Market Union Square

    Unapologetic Foods, the group behind Semma, Dhamaka and Adda, closed its Kebabwala stall inside Time Out Market Union Square at 124 E. 14th St., Eater NY reported. Eater noted the food hall has been losing many of its vendors since it opened last fall. Kebabwala’s website says a new location is coming soon.

    Why it matters Steady turnover in a hall’s first year is something operators and landlords watch closely, even at a big-name brand in a busy location.

    Oviedo’s Food Factory dining collective sells for $8.25 million

    CrossMarc Capital bought The Food Factory at Oviedo on the Park, a fully occupied, roughly 14,000-square-foot open-air collection of small chef-driven restaurants around a central bar, plus a small parcel next door, for $8.25 million in an off-market deal, the Sanford Herald reported. About $7.75 million of the price was for the building, which opened in 2023, and $500,000 for the land, where CrossMarc plans a 3,894-square-foot retail building with Kilwins pre-leased for about 1,200 square feet. GrowthSpotter, which first reported the sale on Sept. 4, noted the project took nearly five years from its 2018 announcement to its first openings.

    Why it matters A full, small-format dining collective trading to a shopping center investor is a useful data point on how buyers value these properties once they are leased up.

    Bowen Yard West starts construction, and its first tenants are mostly not restaurants

    Construction is underway on Bowen Yard West, the expansion into four vacant buildings next to Winter Haven’s Bowen Yard food hall, with Whitehead Construction on the job and the first tenants expected around the end of the year, The Ledger and WFTS reported. The first tenants named are Ironoak Social, an indoor golf simulator, ModPlay Cafe, the stained-glass shop Bradstreet Glass and The Arcade 80’s. At the original hall, former office space is being turned into a pizzeria and shared indoor seating.

    Why it matters The owner says the goal is to give people reasons to stay for a whole evening, so it’s filling the expansion with activities and shops alongside food.
