One assumption worth stating plainly. X-Golf’s disclosure reports “revenue per simulator” without specifying whether that means total store revenue divided by bay count, or bay-time revenue only. If it’s bay-time only, the comparison above should be made against your bay-time figure rather than your total — which for most inputs lands much closer to the median.
We flag this because nobody else does. Treat the benchmark as a range check, not a target.
What seasonality does to it
Monthly bay revenue, using measured utilization across 200+ venues. This is the shape that catches new operators out.
Peak season (Nov–Apr) runs roughly 50% utilization against 23% in summer. January is your best month at 54%; September bottoms out at 21%. Rent and utilities don’t move.

Caveat on the NGF figure. That sample is 74% public golf courses and 26% private clubs adding simulators — not standalone urban golf bars. It likely understates F&B attach at a venue with a full kitchen and bar program, and overstates it badly at an unmanned facility with no F&B at all. Set the F&B slider to 0 to model the latter.
